Direct real estate buying scam ramping up – Santa Clarita real estate

    If you are a home seller and have been bombarded with companies stating they are going to buy your home from you. These companies will give you the reason it’ll save you money in the way of preparing your home for sale.

    They will also tell you it’s a better benefit for you to allow them to buy it without explaining any further.

    Whether your home is ugly or not, you will want to read this article about direct buying real estate.

    It’s also fun to find out who the company is backing the person inquiring to buy your home directly from you.

    You may be surprised to find out some of the companies backing the callers are “large mainline” real estate brokerages.

    Be wary because Real Estate brokerages and real estate syndication companies are ramping up to inject more money into technology to make this process more aggressive. The “more aggressive” part will be to the detriment of the homeowner wanting to sell.

    A better option is to hire the realtor that is not going to buy your home directly from you. Only hire the agent that will take your home and advertise and market it to all of the current real estate buyers in the market.

    The savviest agents will also market your home to the other real estate brokerages and their agents.

    They will also take your home and place it within a multitude of online real estate channels.

    This is your best option to have a multiple officer scenario produced. When you are a home seller being presented with multiple offers, your agent will show you how you will be able to tighten up the buyer’s requirements/timeframes to your benefit.

    In some cases, this “tightening” is more productive than getting additional money in the form of increased offering amounts.

    When escrow is shortened because of the multiple offers, it can mean one less mortgage payment by the homeowner who’s selling, for example.

    The “real” reason they want to buy your home

    To make a profit. I’m not a fan of sugarcoating. This is the real reason they are advertising they are going to buy your home from you without advertising and marketing it. Buying your¬†home in a Direct Buy method is what they built their businesses on and they wouldn’t mind taking advantage of a trusting home seller.

    When it comes to buying real estate, all investors want a great deal. They would do almost whatever it takes to buy a home for less than market value.

    A real estate agent once told me that his broker educated him to speak with home sellers about listing their homes for sale. The broker told the agent that if he had a seller willing to sell their home for way under market value, that is a good thing and just to go with it.

    Something about that approach does not sound “ethical”. However, if someone is giving out gifts, that is a different story.
