This change, at this time, happens to be being caused by the “time of year”. Typically, in January – to Early February, people seem to still be “considering” buying or selling real estate.
This year has us sitting with many real estate buyers and not enough listings to support them all. The other “interesting” phenomenon we are watching has to do with the listing prices getting “higher” than most buyers even want to approach.
It seems to take at least 1 price change to stir the buyers from their holding back. After that, the listings seem to start to move a bit faster.

From a buyers perspective – now is still the time to buy, but waiting for the “right home” does not seem like something to hold back from.
From a sellers perspective – selling is great – but there is no rush unless the properties are vacant and costing the owner a mortgage payment each month.
