We have had several items to give you the latest intel about and now is that time.
Performance is key issue related to the local housing and real estate market. Today we have the best intel provided by the Best Multiple Listing Service for Santa Clarita and San Fernando Valley Cities.
As of this morning, we have a total of 623 active units for sale. These “units” are comprised of Single Family Homes, Townhomes and Condominiums.
Each of the listings is currently active and for sale in a Santa Clarita Valley Cities.
The recap and recon included the Cities of Valencia, Stevenson Ranch, Newhall, Saugus, Castaic, Canyon Country and Acton.
The “active inventory” is up 17% from just a few months ago when we were very close to 500 units for sale, being active in nature.
That is good news for buyers. Sellers can also embrace the current market due to the “high buyer” demand related to real estate listings and the homes that are “presentation” quality.
We always provide our real estate buyers with a “fit to sell” video course that gives actual advice that was generated by real estate buyers in the current housing market.
There are markets that had their place alongside of Distressed and Foreclosure Inventory. Those homes were moving fast – the peak, of the Distressed market was back in 2011 and 2012 within the Santa Clarita Valley Cities.
Across the United States – those Distressed housing markets held on longer and had their “low point” at different times.
But, California – it’s is a place where people flock for jobs and to live in the great weather, as you have probably heard 🙂
During the past 7 days we have been monitoring the latest in real estate activity for the Santa Clarita Valley Cities at REMAX of Santa Clarita CA.
- New listings – 129 during the past seven days in the SCV Cities (for more intel view our New Santa Clarita Listings)
- Price Changes – we have been monitoring 60 listings in the SCV that have their prices changed (for more intel go to our Santa Clarita price change resource)
- Back on Market – These homes in the SCV have had their escrows cancelled and are now for sale again 33 fit that bill (we will have that Back on Market Resource for you)
For the Totals in the Santa Clarita Valley real estate market, we have the following numbers for the Local Housing Market to report:
- 623 active units for Santa in Santa Clarita CA
- 391 real estate listings in Santa Clarita Valley in Back Up within escrow
- 294 homes and real estate listings in escrow in the Pending Status
That means, if you are working with our Paris911 Team of Realtors, we are going to hunt, on top of the 623 active listings, the 685 listings that are also in escrow.
As you can see properties fall out of escrow from time to time. We have had 33 this week. Maybe something is coming that you would like. At least this tactic has proven beneficial for our real estate buyers.
