7 new real estate listings have been placed onto the market during the past 24 hours.
Two of which are Valencia CA homes for sale, one of those is an HUD Foreclosure.
There were ZERO listings that had their prices changed, either up or down, within the Santa Clarita Valley city of Valencia CA, or in any other during the past 24 hours.
The listings that have fallen out of escrow are two: One in Saugus CA and the other on Soledad Canyon Road, in Canyon Country CA.
Reasons for falling out of escrow are typically not as dreary as a real estate novice may think. Most buyers in the world think it’s because of something that was “discovered or revealed” by the buyer, or one of their inspectors, that was in escrow.
Something that turned their stomach causing them to cancel the escrow.
Most often than not, it is because of nothing the seller did and did not reveal, it is a “buyer issue”. Maybe the buyer lost their job, maybe the buyer is unable to get financing. Remember back in June of 2013, when the interest rates moved .5 of a point over night?
At that time, there were a lot of residential real estate listings that Bom’d – entered Back on Market, at no fault of the buyers, they just could no longer “qualify” for the amounts they had properties in escrow for.
Four residential real estate listings in the Santa Clarita Valley Cities expired. That means they fell out of contract and were not renewed by the seller with the agent they hired to sell their home. Now, to make the record clean and in keeping it straight, two of those listings were short sales. the other two were standard sales.
With regard to short sales, sometimes the banks are not willing to negotiate and have them finish out as short sales. Sometimes, no matter how diligent the agent you hired is, the bank will not lift a finger in the approval process and the home goes to foreclosure. It could be that these two properties are of that nature.
One property went into Pending Status – meaning it is in escrow and not showing up on most of the real estate websites as being active.
We had 5 real estate listings that sold during the past 24 hours in the Santa Clarita Valley. Three of those were in Valencia California and one in Santa Clarita and one in Saugus CA.
Three were Single family homes and the others were a condo and a townhome.
BTW – condo is typically a single story unit. Town-homes are multi story units. Just in case you were wondering what the difference was.
