We see some interesting trends therein. First, we see that we are continuing on a Flat Trend with regard to the real estate prices in the Santa Clarita Valley areas.
Secondly, we also see that we have condos and townhomes that are selling faster in the cities of Newhall and Canyon Country California.
There can be several reasons for the Days on Market Decreases with regard to the condos and townhomes.
Condos and townhomes may be more affordable to a larger section of real estate buyers wanting to purchase in the Santa Clarita Valley Cities.
While the HOA fee, most likely, will be more expensive, it rarely cuts into the “affordability” factor as do higher prices between Single Family Homes and Condos/Townhomes.
The Condos and Townhomes are in the 200’s and the Single Family Homes are close to being twice as expensive.
A change in 70 dollars a month for HOA is equivalent to about 10k in financing, so the fact you may have to deal with a HOA is nominal when considering payment, qualification and affordability.
Condos and Townhomes typically require less maintenance. Most have the exteriors covered by the Home Owners Association. When in escrow, there is a certain amount of time the seller has to get you the CC&R’s – Conditions, covenants and restrictions. A document, most times a book, showing what the HOA covers and what you can and cannot do if you own property therein.
There are many areas in the Santa Clarita Valley that also have HOA’s within the local Single Family Residence community. However, most times, the fees for the HOA are much less with SFR’s than with condos and townhomes.
