Canyon Country CA reported a Median List price of $169,000 – Flat Trend
Newhall CA reported a upward pricing trend from last week recording at $175,000.
Saugus CA – reported a flat price per square foot at $176.00 and a Median List price of $212,225.
Stevenson Ranch CA – Surprise – a downward price trend as compared to last week – Condo's and town-homes – we have a median list price of $300k.
Valencia CA condo's and town-homes rang in this week in a downward trend at $287,000 – another big surprise for the Santa Clarita Valley condo and town-home market.
That is because, there are a lot of Cash Investors in the market that don't care about how much homes are appraising for. Once they “pencil it out” and if it makes sense with the potential rents – they are buying.
No matter if that penciling out get's them way above the list price of the home, condo or town-home. Money is money.
However, we are seeing as the rental and lease market are become more and more saturated with inventory. There are a lot more units for rent and lease, than there have been for a long time.
