    Prices on the increase in Castaic HomesGoing back to the Castaic Real estate market can shed some light on the last year’s activity.

    How is the market “really” doing when it comes to the “overall” picture, or is everything you are reading for the benefit of a few?

    If you have been reading what we have been putting out as far as real estate news, events and other real estate intel, you will know that I hate the “sales game”.

    “High Pressure” is never for our Santa Clarita real estate clients and my Top Santa Clarita Buyers agent team is always in alignment with mine and Paris’ mindset.

    Today I present for you Castaic Real Estate Recon.  With only 30 active Castaic CA listings as of the time of this article, we are not out of the woods into a normal market yet.

    This chart reflects the Months Supply of inventory – and we are down 51% in the Santa Clarita City of Castaic CA. That is why we have all of the bidding wars and prices selling for more than asking and FMV(fair market value) prices.

    Prices Increases have a direct correlation to Supply and Demand.  Below you will see that we are up 30% in Castaic CA as far as the median home prices.

    Castaic Median Sold Prices of Real EstateThe average Days on Market that Castaic Homes are available has diminished quite abruptly.  Down 54% over a year’s time frame.
