Why not – in fact, I’d live, with my family, in any of the Santa Clarita Cities.
We have friends, sold homes, represented buyers, and know some of the most wonderful people you can imagine. And guess what? They live all across the Santa Clarita Valley.
This is what we advise our buyers, not matter what walk of life, race, color, creed, sexual orientation, age group, gender, religious preference, etc, always door knock those you are going to be living next to. And Do it EARLY in the Escrow Process….
When buyers approach our team, you can bet that over 50% are law enforcement. Active Cops, Deputies, FAM, Federal Agents, DOJ, and some other three letter acronyms that I don’t want to know anything about 🙂
This is step one after having our clients offer accepted.
The rule of the “finding Chatty Kathy” challenge is this. “You must take everyone that is going to be living in your home with you…”
By this act, you are knocking in a 2X2 strategy. Two neighbors down the street, two neighbors up the street, and the two neighbors that are directly across the street, and if applicable, the two neighbors that are directly behind your home.
That’s eight doors – eight potential door bells – and eight chances to find the nosy neighbor that will give you the intel as to who’s who in your new neighborhood.
Start with, “Hi, we are buying that home, the one over there (make sure you point it out and have them give you acknowledgement they know which one it is). Please tell me how you like living here? What don’t you like about living in this neighborhood. “Who are the “crazy” neighbors I should watch out for?”
Try to observe their initial reaction when they came to the door. Their reaction after you told them you are not selling anything and maybe moving in, if the inspections go well etc.
You will learn a lot about those you are going to be living next to for the next 5 years at least.
Once you find the “Chatty Kathy”, I spoke about, you are golden and will find out the real happenings in your potential neighborhood. (unless the other 7 neighbors are telling you to watch out for the “Chatty Kathy”… 🙂
