Are new home prices negotiable

    New Santa Clarita homesNot as much as a loaded question as asking whether or not the bar owner has a sub-nose .44 under the counter at the local Shop and Rob bar and grill, but one worth answering from the New Housing Centers and New Construction/builder sites in and around Southern California and within the Santa Clarita Valley.

    If you want to search the New Home Centers where we represent our clients – go to – that is my system and you will remain spam free.  I hate spam and only want out clients searching on our home search systems, even when it comes to searching for new homes, prices and inventory so they keep safe.

    I explain to our real estate clients, if they venture away from our MLS system on SCVnest or New Home Site, I cannot guarantee their safety when it comes to having any of their personal information sold or traded. I remind them if they happen to be searching on sites outside of (connor macivor’s) systems(that’s me), to text me, sms me or email me the information so I can properly vette what they are viewing online, which they have a question or concern about.

    Discounts on new homes

    Yes, you can offer less for the new home via your new home representative. Although the contract is typically filled out by the new home’s agent/representative. Your real estate agent(your new home representative) is going to ask for discounts, as a rule. For them to represent you does not cost you anything. For you to have your own agent be on your side 100% does not impact your bottom line at all. It cannot, you have the right to have your own Realtor represent you at new housing at no cost to you.

    The new home builders and new construction company owners know how valuable having your own Realtor is. That is why they allow for this to be your option, having your own real estate agent.

    We have been successful at assisting our real estate clients with buying new homes for less than the “sticker” price of the new homes. However, this does not happen often in real estate markets where real estate activity is high and where the market is increasing in price.

    Getting a discount on a new home takes time. We have to petition the builder’s agent and the builder’s agent has to check with the builder. If there has been light activity on the new home, the builder may entertain the lower than listing price offer. Most of the time the builder’s will not due to them knowing the market.

    If the builders are building new homes at specific prices, they have already done their research and know that those homes are going to sell at their set prices in X amount of days.

    Sometimes, new homes fall out of escrow at no fault of the home seller (new home builder). When this happens, because they have fallen from their “previously calculated” timeline, those homes may be sold at previous new home prices. This is something we monitor through the new home builder’s representative, whom we know and who knows us.

    Getting a discount on a new home, we ask with every single transaction. Sometimes, we are successful and sometimes they will not allow it due to other people willing to buy it without a discount. Activity on the specific new home is the game changer.

    Be safe – search well and remember, real estate is cyclic. There are low and high points, overall it’s one of the most secure investments. You have to live somewhere right???  Let me know when we may be of assistance and please refer me to those whom you know need a qualified Realtor!
