Are more Foreclosures coming to Santa Clarita Valley cities in 2014

    We were asked this yesterday while doing one of our Google Hangouts.

    The answer is, Probably not. While the holidays are a typical slow time for the Banks and Note Holders, they are upon us, and therefore the Foreclosure Activity has slowed down.

    Foreclosure real estate updatesYou know how much I love talking about the Word on the Street, that “Word” is that we are going to see an uptick in Foreclosure Activity in 2014. However, that is probably not pertaining to the Santa Clarita Valley or anywhere else in Southern California.

    The one thing I can tell you is that the Short Sales should be able to move forward in 2014 within the State of California, if people want to have them negotiated.

    While the Debt Forgiveness Act may not be renewed(nationwide) – in California and other select states, it will remain in place, for most people, due to some effort on the California Government’s behalf.

    On the other side of the real estate coin, the property values have increased up to 40% from the low point in the real estate market and are, in some cities, 10-15% from the peak we experienced late 2006 and early 2007.

    This fact means that those that may be wanting to do a short sale to get out from under their real estate, may not have to short sale at all, if their equity has caught up.

    During August, we had a couple that I worked with on the LAPD approach me to have their home sold short. After running the comps and determining the value, I deduced they would not have to have us conduct a short sale and that they’d be okay with a standard sale.

    We closed Escrow on their home, with them having some money in their pockets, 45 days after we started marketing the property.
