    Angry call from a property owner, “How Dare You!!!” – Santa Clarita Foreclosure Update

    Todd called me yesterday and the first thing I heard after answering my phone was, “How dare you!!!  You cannot put my property on the internet without my permission!!!”

    As it turns out, as I tried to understand what he was saying, his property is a Rental in Valencia CA.  His tenants, after getting some strange notices and things taped to their door, decided to Google their Address.

    When they did, they found out that their property had been scheduled for Auction.  The site that this showed up on happened to be this one, our Santa Clarita Foreclosure and Short Sale Website.  The angry tenants called “Todd” their landlord and told him what they had found.  I imagine this is not the first time they had inquired to their LandLord about the postings and mailings, but I don’t know for sure…

    I also imagine that Todd tried to dance around the issue because he was still getting paid full rent and wasn’t paying the bank.  “Cha-Ching…”

    Todd, being extremely defensive, probably asked his tenants where they found out this information, they told him and he called me.  I then received his “less than friendly” phone call.

    The fact of the matter is, I am posting information about the real estate market.  That includes properties that are headed for the local Southern California Auctions.  We have investors that have us frequent the auctions for the homes, condo’s and town-homes in the Santa Clarita Cities, I have to keep my eyes peeled for that “stellar” deal that can be flipped at a 25% or greater ROI, return on investment, or rented at at least a 12% return on the cost of purchase with rehab.

    Todd was not interested in my “why”, but he was interested when I told him, “Shame on you not telling your tenants when you first had a Notice of Default filed on your property back in June of 2011, (call received by me on 3/15/2012 – Auction to be Mid April 2012), here you have not paid and had tenants that had no idea that their property was going to potentially be sold or foreclosed on…”  What sense does that make.

    Am I wrong?  Was Todd doing the right thing?  Don’t Todd’s tenants deserve to know what is going on with the property they are renting?
