A Short Sale is not for Everyone!

Have you ever wanted to be a fly on the wall?  There are several places that I think this would suit me, but on second thought, I am not sure if I would be able to contain myself if I were a “fly on the wall” with regard to some of the Short Sale meetings.  This has come to the attention of our Real Estate team via our Short Sale Briefings, where our “potential clients” were told previously, by the unscrupulous, that a Short Sale would be in their best interest.

    Don’t get sold short!
Short Sales, aka “short pays”, should not be approached lightly.  There are many variables that need to be explored before you decide to move forward.  And the “end of the road” is not with the Realtor you are interviewing.  Other experts need to be spoken with – How about a Real Estate attorney and a Certified Public Accountant?  Great Resources and they can tie up the loose ends with regard to your Short Sale Questions in an expert manner.

    Educate yourself!
The internet is full of it. Information I mean.  There is a lot to be learned and unlearned 🙂  Your First step is to google about Short Sales, build your list of questions for those agents or teams of agents you are going to interview. You will have an unfair advantage by knowing the “correct” answers before you lighten the doorway at their office.  That is your “failsafe” mechanism.  Find out the nuances about Short Sales and then arm yourself with the Best Questions to ask your Broker/Brokers/Agent/Agents of choice.

    Shop Local!
How many times have you heard that?  What exactly is “local” when it comes to Real Estate?  What is local as it concerns the Short Sale Process.  Paris and our Team have an approximate 35 mile radius which we have coined our “Paris911 comfort zone”.  However, we feel most at home within the cities that compose the Santa Clarita Valley.  This is not to say we have not or cannot handle short sales in other surrounding cities.  We do it all of the time.  But when you are having to drive to your Realtor’s office, from your home, that is an hour plus away, which you will – Think about “local” in the sense of convenience.

    Paris and Connor MacIvor

Connor and Paris MacIvor are in the Top 1% of Realtors Nationwide, starting their real estate business in 1998 with RE/MAX Gateway - Santa Clarita Valley and Valencia CA. Their becoming licensed real estate consultants and representatives came from the horrible experience they had when they bought their first home. There were many things that the agent they had hired did not explain and disclose, which per law he should have. Getting that agent on the phone after they closed escrow and after he had gotten paid was impossible. Paris and Connor called the broker, the board of realtors, the office manager and all they received was the promise of a phone call back. The remedy did come, but not as fast and in the way they wanted. That act - that bad agent was the reason why Paris and Connor became Realtors. That was all they needed to vow to never let the same fate befall anyone else, that befell them. Today Connor and Paris are focused on client service. Protection and top-shelf service with regard to their real estate clientele. They primarily work within the Santa Clarita Valley and Valencia CA. However, for a referral, where 80+ of their business is referrals they have License and Will Travel to other parts of Ventura County, Los Angeles County, and Orange County to handle real estate transactions for those who trust their real estate operation.
