Earlier today, we received two phone calls from those searching for Short Sale Agents in Santa Clarita CA – Interesting both callers would give the exact same search phrase, but I did ask 🙂
I am always curious how people find us that use the Internet and Search Engines to find services and businesses. Google gives us a glimpse how people search with their Adwords Keyword Tool – However, to hear it from a real human being – that means a lot to me.
I also inquire further – I want to know why they called us? And if they called other Santa Clarita real estate companies that are on page 1 – what caused them to call those other agents.
I know both were calling about short sale information, would you think they had a problem answering my questions? People love to help, they want to know they are needed, they want to know they are useful. That is what my experience has been – they answer without a problem with I ask those questions, even when they are calling for a completely other reason.
After I get through my short Q and A – I say, “sorry to have distracted you from why you called – how may I help you?” In one of the cases, the caller said they had their home listed as a short sale with another real estate agent. Before I could interject – they said they would be firing them. I asked, why… The caller stated that this agent had had the past 6 months to get their short sale approved and they had not. I asked if they had a buyer for their home – the seller responded in the affirmative. I then asked if their agent is giving them updates and what are they saying?
The caller said their agent has just been telling them their bank is not being helpful. They stated they are still “in process” with their file. The agent sounds like they are confused as to why the bank has not be communicating better.
I started laughing – I said, “If your agent is doing all of those things – I don’t think the problem is with your agent. I think the problem resides with your bank. The Bank is the one that is not approving your short sale. Despite all of your real estate agent’s attempts – the bank is refusing to send your agent verification and approval of your short sale – it’s that simple. Is it because of the agent not doing their job? – Hardly…. It is the fact the bank has their own distinct personalities. Each short sale is different. Most are harder than a typical real estate transaction – due to the “up front” work that has to be done before the short sale enters escrow.
If you agent is working on your short sale file. If they are doing it themselves, if they are giving you updates – and if you are getting verifications because of mailings to your home by your bank – then I think the issue is with the bank and not your Santa Clarita short sale agent.
This was my suggestion to the caller, “Call your agent, ask them where they are today with regard to your short sale. Ask them to send you email verification of communication or a communication data sheet – showing phone calls made, names of people contacted, and the discussions that took place…” If they produce it – they are valid Santa Clarita Short Sale Experts and should be retained.
All Short Sale negotiators keep logs, files and records of all correspondence at the bank. They all do!!! I should rephrase that – “At least the professional ones do.” If your real estate agent handles the files themselves – if they farm them out – if they have hired someone on their direct staff – as we have – they will have the answers to the questions you have.
