    Mid February, I received a phone call from a lady who identified herself as Kara. She said her and her husband are relocating to the Santa Clarita Valley and that she needed an Expert Realtor that works the Woodlands Area in Valencia.

    For the “uninitiated” the Woodlands consists of homes that have been built on the Valencia Country Club golf course, a very prestigious and expensive area within the City of Valencia. ValenciaWoodlandsRealEstate.com

    When we met in person with Carl, her husband, Kara came clean. She informed me that they had been working with a self proclaimed “woodlands in valencia ca” expert they had found on Trulia. The lady had her real estate offices in Porter Ranch and had been working with both Carl and Kara for the past 3 months.

    I asked what the problems were. Kara explained that this agent did not know the first thing about the Woodlands. She kept asking how much the different association fee's were and this agent would dodge her.     Kara started to have the feeling that the sellers, that had made that comment, would rather work with a true, “local agent with an emphasis on the Woodlands”, than someone that BS'd about it.

    A couple of other points of interest. We had Kara in escrow in two weeks. They were elated. It was with a listing they had been able to look at before it actually entered the Multiple Listing Service for sale.

    While this is a true, “Local Agent” event. When you can look at listings that are not on the market for sale, that is something that only “relationships amongst top producing real estate agents”, canaccomplish

    With today's constrictive inventory – Local Agents Rule. I remember the time when a Monkey could make a living selling houses. Today, those monkey's are out of the business and only the “best and most serious” realtors are in the trenches, being successful. (no offence to monkeys)

    When you have successful clients, you have a successful business and you are a success to boot.

    I definitely thought this was worth mentioning. If you are looking for local – real estate – agents – with a speciality on a specific community, do some googling. Type in their names followed by that specific community to see what they are writing about and if they can add value to you.
