Two New Foreclosures just entered the Santa Clarita real estate market this AM

    Here are a couple new foreclosures just listed for sale in the Santa Clarita Valley cities.

    Be Weary of Open Houses and giving up your right to have your very own real estate representative.  Make sure you are well represented.

    We represent buyers of new homesIt may be better for you to work with your own representative that does not have any relationship with the seller.

    That is why real estate transactions always build in two commissions.  One for the agent representing the seller and the other for the agent representing the buyer.

    BTW – when you are buying a home – you are not paying to have your own representative.  That Rep’s service to you should be FREE.  When you buy a home in the Santa Clarita Valley cities – you pay for three things, and that is able to be paid for by the seller in some circumstances.  You pay for your part of Escrow, your part of Title Insurance and your lender’s fee.

    It’s called “Agency”.  When you have a situation involving a real estate agent that is representing both parties with one property, it’s called “dual agency”.  Dual Agency is illegal in some states and within some jurisdictions.

    There may be a more “mature” reason for this – but only time will tell.  In our Real Estate venue – Santa Clarita Valley CA – It’s still legal.

    However, you may want to think through that process and get your own real estate representative, to watch out for your As$set’s 100%, with no relationship with the seller.
