If only time had been taken, sometimes as short as a few days, to evaluate and develop a “credit fix” game plan with a credit expert of a lender versed in FICO, thousands of dollars could have been save on a home buyer’s mortgage.
3. Search official Valencia CA MLS only
This could be a box of trouble for sure. With all of the real estate syndication websites in the world, it’s hard to find that one local resource for Valencia CA real estate. MLS – Multiple Listing Service, a system that is owned and operated by the Local Board of Realtors where each and every real estate listing gets entered into.
The system itself should have you able to access the city you are interested in, provide pricing parameters, bedroom and bathroom counts, plus a range for square footage for the improvement – the home – and the land/lot. 4. Check the Valencia CA Tax Rolls
Some of the real estate for sale in Valencia CA has Mello Roos. These are special assessments that add to your normal Los Angeles County property taxes. Normally the tax percentage is about 1.25%. That number get’s higher when Mello Roos and special assessments are involved.
Valencia CA homes that have Mello Roos and special assessments are those where each of the homeowners is paying for various community items. Schools, infrastructure, lighting, greenbelts, overall landscaping, fire, and police, etc.
How much could they be – how about like paying double taxes? How about having a tax rate of 2.50%? In some cases, homes with those Mello Roos also have an extreme HOA dues amount that continues to go up each year.
I know all of the Valencia CA homes that have Mello Roos. Just in Case, and so I can educate my clients, I order the tax rolls from my favorite title officer. This keeps everyone in check and shows my real estate clients that I’m not guessing at anything. There is too much money at stake.
5. Doorknock when you turn in the deposit check
If I only had a dime for how often this advice is shunned. It’s not exactly shunned, but maybe forgotten, ignored, or thought not to be a big deal.

Take most of that unpleasantness with a grain of salt, but those which you cannot pass off, you must reconsider buying that home. Living there for at least 5 years having a crappy neighbor, that is the stuff nightmares are made of.
