While the Santa Clarita real estate inventory is increasing, we are seeing that the other Southern California cities are following suit.
Before I get into a full real estate inventory recap and breakdown by city in the Santa Clarita Valley I want to speak about the last week’s worth of activity with our Santa Clarita real estate blog articles with news and best practices by yours truly.

This week on the blog front – rerouted on our Vanity URL from SCVblog, you will see that we have posted the Top Three Santa Clarita home buyer articles. This post is all about the home buyer in association with the largest investment they will probably ever make in their life, at least for the first time. The future of real estate equates to higher prices – that is how the trend has been and how it will continue. The “OVERALL” picture of real estate makes it the best long term investment strategy for people.
I gave some advice for real estate agents during a training session I gave this week, I spoke about how I was receiving email messages from people (agents) who did not have any text entered within their signature on their email’s. They had pretty pictures and some really fabulous artwork completed related to their business signatures – but those don’t appear within some of the email systems.
A real estate agent needs to have everything on a transparent level and nothing hidden. There are rarely second opportunities for a first impression. In addition, there are often other agents who are emailed simultaneously by those who haven’t decided on which agent would be best to serve their needs. If those “others” have text in their signatures and are being responded to by someone with an email system who does not allow for images to come through, those forward thinking agents will have won that client.

Today, we have 432 real estate listings for sale in Santa Clarita. This number is important to take note of for several reasons. First, we have not had listing inventory this low in the Cities of Castaic, Canyon Country, Newhall, Saugus, Stevenson Ranch and Valencia for the past 4 years. Second, the local real estate inventory has not gotten any better due to interest rates and those homeowners who maybe thinking of selling aren’t due to feeling “comfortable and satisfied” at their interest rate in the 3’s.
If they, a “considering” Santa Clarita home seller, are going to downsize – upsize – or move elsewhere into a home where a mortgage is going to be necessary, they will assuredly have an interest rate in the 4’s. Those home sellers who are contemplating moving, have not hit critical mass as of yet. However, they will because they will soon realize that an interest rate in the 4’s will be awesome compared to where interest rates seem to be going. They are on the rise folks.
Another item to think about is being ahead of the other home sellers who are going to realize they are going to need to sell before the summer real estate rush of housing inventory.
The question we don’t have the answer to, nor does anyone else, is how much inventory is going to hit the market this summer? Will it be enough to turn the market on it’s head in the Santa Clarita valley and create a Buyer’s market? I am optimistic – but not that much when it comes to something as dynamic as Santa Clarita real estate.
