    Real estate agent statistics Santa ClaritaDigesting the Sold real estate in the Santa Clarita Valley gives a clear indicator of present market trends. Including financing and types of homes sold in the majority. FHA was the largest loan program used in the past 30 days within the Santa Clarita Valley.

    The price of admission for buying a SCV homes using an FHA loan program is 3.5% down payment requirement. That beats the 20% down requirement for a NON PMI conventional loan, but with 20% down you are not going to have PMI – property mortgage insurance, attached to your loan, FYI.

    We have published the data for the past 30 days of activity within the Santa Clarita Valley. The trends we have researched have to do with the following fields.

    Type of property – Single Family Residence (SFR), Condo, Townhome, Cabin, manufactured, etc.

    Street Number – The number of the home.

    Street Name – Self Explanatory 🙂

    City – Castaic, Canyon Country, Newhall, Saugus, Stevenson Ranch and or Valencia

    SLC – Sales Type – Standard (STD), Real Estate Owned (REO), Short Pay (SPAY), Auction (AUC), etc.

    L/C Price – The price the home closed at or sold for.

    Sqft – the size of the home in square feet and according by whom? – ASR – assessor (tax people), SLR (seller), EST (Estimated), etc..

    Year Built – The year the home was built.

    AC/LSqft – Size of the land, in acres and also in square feet.

    The Current Breakdown of Santa Clarita Sold Real Estate

    The breakdown for Santa Clarita real estate sold during the past 30 days is as follows.

    320 residential real estate units closed escrow during the past 30 days in the Santa Clarita Valley Cities.

    Of those 204 were Santa Clarita Valley single family homes – SFR’s.

    We observed that 69 of the sold Santa Clarita properties were condominiums.

    Townhomes made up 45 of the sold Santa Clarita residences during the past 30 days.

    147 of those homes sold in the Santa Clarita Valley during the past 30 days had Association Swimming Pools.

    57 Santa Clarita listings that sold had private pools. Private pools are those which are installed and belong to the property itself.

    Santa Clarita homes for sale without pools

    121 of the homes sold in the SCV cities were attached to another in some way. Examples of “attached” real estate listings which are located in the Santa Clarita Valley cities are the following. Homes which share a common wall with a traditional front yard and backyard. Condos and townhomes will also share floors, ceilings and common walls.

    225 of the homes sold in the past 30 days in the Santa Clarita Valley had HomeOwners Associations. Just and FYI for those of you who are interested in buying Santa Clarita real estate but want to buy one that does not have an HOA.
