15 real estate listings in the Santa Clarita Valley hit the market for sale during the past 24 hours.
That is good news, but still does not change the current action index of the Santa Clarita real estate and housing market. We are still knee deep in a Seller’s real estate market.
Today, the date of this SCV blog post, is the 341st day of the year of 2016. We are getting close to Christmas and we have some items worth discussing as they relate to real estate in the SCV cities.

There are many online systems for home search. But not all are created equally. Some are built in order to take and sell your personal and private information. That coupled with the data generated from your own personal housing search habits, will have your phone and email blowing up.
Some of those online systems, most which are at the top of Google and Bing, don’t have actual, Direct from the Board of Realtors Multiple Listing Service access. This is because they are not owned and operated by Realtors. They are owned and operated by other entities/corporations. Thereby the data maybe suspect in particular cases. Example, we had a client of our send us a real estate listing found on one of these websites. The listing was “too good to be true”. It was being advertised as a “pocket listing” this is also known as a “coming soon” listing.
Upon my due dilligence, my research, I found out that this listing is not in anyone’s pocket and is not going anywhere at any time soon. It was being used as a hook for those who are searching online. So that their personal and private information would be able to be sold to real estate agents willing to pay for it.

The first best step in real estate is to contact your real estate agent (realtor) first. They will be able to give you the intel regarding lenders and lending. They will also be able to give you the right questions to ask any Santa Clarita mortgage broker or direct SCV lender. The “right questions” pertain to getting your best deal.
