    With the banks that Paris and I have worked with and do work with, the method of accepting submitted offers is pretty much similar.

    The REO Agent

    The Foreclosure Realtor, REO agent – Real Estate owned, that was hired by the “listing side”, property owner, the bank, is typically schooled in the process of property evaluation and pre marketing.

    There are “report cards” that are used in order to keep the BEST REO Realtors on the job and to fire those that don’t pack the gear to serve the Bank’s Needs.

    Cash for Keys

    Most of the Savvy REO agents know the “tricks” about representing the Bank with regard to the presentation of “Cash for Keys” and getting the residents out prior to the bank having to spend the $7 thousand plus dollar bill for eviction, plus damage.

    The Power of the REO Agent

    The Realtor hired by the bank, the REO Agent, will have a small amount of “say so”, the Asset Manager(AM) at the bank is going to have their own “qualification process” and it mostly equates to the “most money” to be earned by the “foreclosure owner” – the bank.

    Increasing the Bank’s bottom line

    The AM’s care about financing, because without adequate financing the deal may fall apart and require time to pass before it can be sold to another party.

    Foreclosure buyers game

    They also care about the offering price. Some will Over Shoot the listing price so much, the property would not have a prayer appraising for that amount. This was a tactic used back in the day to “secure” the foreclosure by savvy agents and buyers.

    After they “won the offer” on the Foreclosure, as escrow progressed, and the appraisal took place, the appraiser brought the value in much lower than the offered price. So the bank then reduced the price to match the appraisers value. This tactic became known pretty quick by the banks and they started not to value those “ultra high” offers as much or asked those buyers to remove the appraisal contingency.

    The banks / foreclosure owners, have methods in place. They have tables that show their net profit and loss. They know going in how much they are willing to take versus what they will be potentially making from the sale after all “fee’s” are paid.

    Best ways to ready yourself for a REO property

    The best thing you can do if approaching a Foreclosure, is make sure you know the properties true value. Hire a realtor versed in the Foreclosure Process. Make sure all of your necessary documents are in order before having your realtor scribe the offer. Fico Scores, Proof of Funds, pre approval/qualification letter, and be ready to give all of your financials to the “property owners” lender for cross qualification and approval.
